1. What is the difference between a Level 2 Survey and a Level 3 Survey?

A Level 2 Survey, also known as a Homebuyer Report, is suitable for modern properties in reasonable condition. It highlights significant issues that could affect the property’s value or require urgent repairs.

A Level 3 Survey, also known as a Building Survey, is more detailed and suitable for older, larger, or altered properties. It covers structural integrity, materials, and maintenance advice.

2. Which survey should I choose?

Choose a Level 2 Survey if your property is relatively new, standard in construction, and in generally reasonable condition.

Choose a Level 3 Survey if the property is older, has been extensively modified, or appears to be in relatively poor condition — or if you’re planning major renovations.

3. Do I need a survey if I’m getting a mortgage?

Yes — but note that a mortgage valuation is not a survey. It’s for the lender’s benefit only. A Level 2 or Level 3 survey is for your peace of mind, helping you understand the true condition of the property.

4. How long does a survey take to complete?

The site visit typically takes 2-4 hours, depending on the size and condition of the property.
